Holding an open house is a great way to get many potential buyers through the door. There are many useful tips you will need to incorporate in the open house. First of all, buyers need to envision how they will use the space, so staging the home is the first priority among others.  

You’ll need to stage your home to make the home inviting. I have enlisted 10 tips to prepare your home for an open house.  This post is intended to help both the seller and real estate agents in producing a successful open house.

1. Clear Clutter:

Give yourself time to prep for an open house and clear as much clutter as possible. If a house is cluttered, buyers have trouble imagining themselves in it. Clearing the clutter makes it easy for the buyer to visualize living in the space. The easiest way to deal with a cluttered home is tackling one room at a time. Any unnecessary furniture, clothing and appliances should be stored in a storage room. 

2. Hire A Cleaning Service:

A clean house makes it easy for buyers to explore and gives them impression that it has been well cared for. A dirty home will will turn off a prospect buyer faster than anything. Hiring a cleaning service is great because they will concentrate on small details and provide a sterile environment. If you are hiring a cleaning service you should have them clean the day before so everything can be nice and fresh for the open house. 

3. Remove Family Portraits:

Remove family portraits and personal items so buyers can envision their own families taking root at the home.  The house must be seen neutral for the buyer so any unusual paintings or portraits should be remove. The main focus of a open house is for the buyer to imagine themselves in the home having a lot of personal items might take away from the experience. 

4. Get Rid of Odors: 

Try to neutralize orders in the home by cleaning out the carpets, placing scented candles, and sending any pets to daycare. The house should have a subtle smell of freshness but make sure not too over do it since many buyers might be allergic or not care so much for the aroma of the home.

Avoid situations were the buyer is negotiating price base on something that could have been a minor fix up. 

6. Stage The Home: 

Staging makes a house appeal to the greatest number of potential buyers. Proper staging can help you sell your home faster.  Staging is one way to make sure your home is as attractive as possible and helps the home sale faster.

7. Enhance Curb Appeal: 

First impressions are everything when selling your home. The first thing potential buyers see before entering your home is your curb appeal. Enhancing your front yard doesn’t have to cost a fortune. Spruce up the curb appeal of your home by adding bushes, flowers, and outdoor furniture. 

8. No Owners:  

Finally the open house date has arrived make sure to keep the owners out of the home for the day. The process of an open house for a home owner is emotional. Make sure they are not around when prospective buyers are around. 

9. Organize Cabinets And Drawers:

Many people over look organizing their cabinet and drawers, having pilled dishes and over stuff drawers. Potential buyers will be sneaky and take a peak inside your cabinet and drawers. If you find yourself with over stuff drawers or cabinets, make sure to remove them and place them in storage for the meanwhile. 

10. Don’t Be A Chatterbox:

As the realtor, greet your visitors, give them brief information on the house, and let them explore the house without overwhelming them or becoming a chatterbox. Too much information can look too much like a sell. Buyers dont want to be sold, they want to buy.
